Flood Restoration from a Leaking Refrigerator

All Aces received a phone call from an assessor with a two storey house that had flooded from a leaking fridge. The Water Damage property was located in Sunshine beach on the Sunshine Coast. His major concern was a Blackbutt wood floor that had been affected. The water had travelled from the upstairs kitchen through the Blackbutt wooden floor into the downstairs rumpus and through the down lights. The assessor had heard through other assessors of the great results we had achieved with saving wooden floors with our state of the art Heat Drying Equipment.

As it had been four days since the water had affected the floor we decided to send our experienced technicians, Garry and Ashley, along with one of our wood floor specialist to assess the floor. On inspection it became clear that due to the amount of time the water had been sitting in the floor the damage was extensive. Garry knew he could save the floor but the floor would also need more work once the floor had dried.

Garry installed our specialised Heat Drying Equipment which has many components and one of those is the Injectidry System with VAC-IT Panels. These panels remove moisture that is trapped in and under the hardwood floor. This process took 1week and many, many inspections.

After the Blackbutt hardwood floor had completely been dried we then need to sand the hardwood floor and apply three coats of polyurethane coating to re-seal the floor and bring it back to its pre-damaged condition.

Not only were the customers thrilled with the work, but the assessor was amazed with the work as well as both the time and the tens of thousands of dollars we saved them. If the floor had not been able to be saved the owners would have had to move out whilst the floor was replaced. The cupboards and island bench was built on top of the Blackbutt wooden floor so they would have had to have been removed as well. The Heat Drying Process in a Flooded Kitchen

All Aces Services received  a phone call from an insurance company for a water damage restoration job. The insurance company were in a bit of a situation with a house based in Cleveland, South Brisbane, had flooded from a dishwasher on the second storey  of the property. When All Aces Services was called the premises had actually flooded two weeks earlier. Unfortunately another restoration company that had inadequate equipment and knowledge had tried to dry the premises.

Once the assessor had inspected the property they soon realised that the task to restore the property was just too big for the company and then allocated the job to us. All Aces Services has technicians that have spent many years travelling all over Australia and overseas to learn state of the art drying techniques and hold many seminars to pass that knowledge on.

All Aces Heat Drying Process

We sent Ashley one of our most experienced technicians to the premises. On inspection Ashley noted that carpet had already been removed. Particle board, kitchens, skirting boards and ceilings were all affected. Ashley put our Heat Drying equipment to use, which consists of the two Boost boxes and two Drymatic Heat Dryers. This allowed Ashley to target specific areas within the room, along with our booster box which allows our technician to increase the performance of the other drying equipment we installed.

All Aces Services left the equipment in the property for two weeks. However, the job was not over, due to the extensive moisture left in the property, from the previous restoration company, there was microbial growth underneath the kitchen and behind the skirtings. We then completed what we call a fogging treatment, this allows us to treat microbial growth in hard to get places.

The job was successful as we had removed all moisture and the builders could complete their work safely.

Water Damage in the Kitchen

All Aces Services received a call from a real estate agent recently and was asked to do water damage restoration at a property. A house, located in the Brisbane suburb of Greenslopes, had a water leak in the kitchen after rats had chewed through the pipe leading to the dishwasher.

The water had flooded the property through the upstairs of the house in the Kitchen which was a treated particle board floor sealed with a polyurethane sealer, Dining, Kitchen Hall, Lounge and Parquetry floor in the entrance of the house and had then seeped through the floor to downstairs and caved in the ceiling into a downstairs bedroom. At that point it flooded the bedroom and the cork floor in the walk in robe as well.

From all accounts it sounded like considerable damage. There were new tenants waiting to move into the property that morning. I arranged for our technician who was qualified in Structural Drying through the American Drying Institute to attend the house assess the situation and at that point the electrician had already disconnected the power.

When the technician arrived he found that the water had seeped 60cm up the plaster on the wall which means that there was a considerable amount of water and in most situations the floor would not be saved. With the technology that All Aces has and the fact that we were able to attend the site quickly and set up a Dry Matic heat drying machine and 2x Phoenix chamber barrier system (2x false wall 2x Zip wall) and save the particle board floor, we were able to avoid a very costly bill to the insurance company for repairs to the floor, walls and ceiling.

The concrete sub floor also was very wet under the carpet and we needed to set up fans to dry the floor. The process for drying is to heat the area over 50 degrees C to expand the timber and exhaust the wet air out the window. This method of Heat drying is the most effective way to resolve problems that require Speciality Drying/ Structural Drying.

Structural Drying with the Drymatic Heat Dryer

We recently received a phone call from one of our loyal insurance companies who had a stressed client located at Toowong, Brisbane in need of structural drying. Water had come through a cracked toilet cistern located on the top level of the house. The water had gone through the floor and into the kitchen as well. As you can imagine the entire kitchen, gyprock on walls and wooden floor had all been affected.

When we touched base with our client in Toowong, Brisbane they were quite distressed and upset thinking that their floor would need to be replaced. We sent one of our most experienced technicians to attend and complete and thorough inspection.

On arrival Ashley found that water had also affected the light fittings on the ceiling, as it was a high-set home. Ashley’s next point of call was to get our electrician out to remove the light fittings and make the home safe.

Structural Drying in Tricky Places

Our director, Garry, has invested a lot of time and money importing restoration equipment to allow structural drying to areas that cannot be dried by normal stand-alone equipment. As you can see from the first photo we had two holes in the ceiling where the lights had been removed. We ducted some of our restoration equipment into the cavity to dry the ceiling.

As you can see from the second and third photos we used a couple of dehumidifiers, which is one of the most effective and versatile drying devices made. We also used our Drymatic heat dryer along with heat mats. The Drymatic heat dryer is a state of the art equipment and allows our technicians to set limits on the Drymatic. It will monitor and adjust the room’s environment, constantly optimising and exchanging the moist air with warm, dry air in a controlled manner to remove odours and ensure a faster, fresher and more efficient structural drying environment.

Heat Drying on Concrete Floors

6799903379 0e7bdb2ba4 m Heat Drying on Concrete FloorsOne of our experienced water damage restoration technicians attended to a heat drying job on concrete floors in Carrara on the Gold Cost. Due to heavy rainfall within the area, which came through the ceiling, this caused it to collapse affecting the carpet below along with parts of the ceiling.

Builders were first on site to remove some of the damaged ceiling and the affected carpet. As the carpet had been affected with contaminants the carpet could not be saved.

Concrete is porous so it was vital that All Aces Services dried the concrete sub floor so new carpet could be laid on the Sub Floor.

As you can see from the photos we installed a boost and Drymatic Heat Drying Mats increasing the surface temperature of the concrete, which dramatically increases the rate of evaporation.

The beauty of our Drymatic Heat Drying Mats is that they are a patented system that dramatically improves drying rates compared with conventional methods. Precisely distributed arrays of air vents ensure that the maximum drying effect is evenly distributed over the wet surface.

Heat Drying and Structural Drying in a Bulimba Townhouse

The issues with a townhouse located in Bulimba began when the water pipes were not installed correctly and we eventually had to use heat drying to solve the problem. The issues continued from the incorrectly installed pipes as the plasterers installed gyprock onto the walls, and screwed them into those pipes. Those screws have since came loose, and allowed water to leak down the inside wall cavity underneath the stairwell. From there, the water crept onto the wooden floors of the hallway and foyer.

Heat Drying Technology

In order to fix these issues, we set up a Drymatic heat drying system, a Drymatic heat boost box with an air mover and D.A.D.S. Drying mats. By installing this equipment, we were able to take advantage of the new technology, which can greatly reduce drying times for accidents such as these. In using these advanced methods, we can show how heat makes the process work much better and faster. As most people know, evaporation is simply liquid changing into gas form, and we use this process to expedite the drying of such spills. Adding heat speeds the process even more, which exponentially speeds up how quickly the spill will dry. High-speed evaporation is created using controlled heat and airflow.

We also used a Phoenix drying chamber with a zipper and plastics to reduce the size of the area. This will help to waste energy on cleaning up the water. With all of the aforementioned equipment, it took only four days to dry up the water, which had leaked into so much of the home. With only a light sanding and new coat of sealer, the wood floors were as good as new.

One worry when dealing with such a spill or leak is the forming of mould inside the walls. When this occurs, the gyprock walls will have to be removed by construction crews, and an air scrubber will come in and clean the air. The air scrubber will also remove any mould or bacteria that has formed within the damaged walls. Before new walls can be rebuilt, the timber of the old walls will need to be cleaned and tested for mould. If these procedures are followed, the home will once again be both beautiful, and safe, thanks to heat drying.

Commercial Water Damage Restoration at Indooroopilly in Brisbane

Apparently, a section of pipe which had been connected incorrectly had burst and wet both the dining and kitchen area. To make matters worse, the entire kitchen was surrounded by a random, lay block, parquetry floor. As some may know, parquetry flooring can warp very quickly once it is wet, and at times will even pop off the glued subfloor.

Water Damage Restoration with Heat Drying

Of course, we swiftly headed to the property, but sadly some damage had already been done. We went ahead and set up our Dry Matic heat boost box and Dry Matic Drying mats the very first day. On the second day, we went back to the property and discovered that the parquetry flooring had already popped off of the sub floor due to the water damage. We had Les from Cork Interiors, who is our wood floor specialist, come to the property as well. He suggested that we should roll up a few rows of the parquetry flooring in the dining area, which would allow the floor to relax. We also had our qualified structural drying technicians install additional drying equipment. They set up the Dry Matic heat drying machine 2x false walls, 1x zip wall, 1x Phoenix chamber barrier system.

What this new technology does is to drastically reduce drying times by using heat which makes the process much better and faster. By using evaporation the liquid is turned into a gas which dissipates. Adding the heat will accelerate this process, using controlled heat and airflow to induce high speed evaporation.

We checked the flooring daily, and discovered that the moisture was dissipating more rapidly than any other method which we had previously used. We were thrilled to realize that the flooring soon dried completely, and the wood flooring was able to be saved and restored. It took one week for the floor to dry, and with the help of Cork Interiors, one hundred percent restoration was accomplished. Wood Floor Drying at Hope Island on the Gold Coast

Recently, we at All Aces had one of our regular loss assessors contact us about a wood floor drying job.Since he had been working with us for the last seven years, he knew that we would be the right ones for the job that he had in mind. A client at Hope Island had discovered that a pipe had burst in their upstairs bathroom, flooding the carpets and sub floors. The water had continued to seep through to the ceiling of the downstairs area as well. This caused the ceiling to collapse onto 40sqm of parquetry flooring, which had leached the natural wood stain into the lime stone tiles below.

Restoration Company A managed to dry the upstairs area as well as the carpets. They were pulling up the parquetry flooring when the assessor arrived. He asked them to stop where they were, and immediately called All Aces Services, who arrived to see very wet and buckled parquetry flooring. We at All Aces then called our wood floor expert known as Les, from Cork Interiors. It was soon determined that we would be able to restore the floor using our drying equipment.

We began the restoration by setting up a false wall, using the Zip Wall System. We then set up our Dry Matic Heat Dryer, as well as a Dry Matic Heat Boost Box and Dry Matic Drying Mats, + 6 covers. By installing this equipment, we were able to take advantage of new technology, which drastically reduces drying times. Using the process of evaporation, which turns liquid into gas, we are able to accelerate the wood floor drying time, with controlled heat and airflow.

In seven days, the parquetry and sub flooring were completely dry. With the help of Cork Interiors, a few other repairs were completed which brought the flooring back to complete restoration. Cork interiors was able to sand and seal the floor as well as completely restore the parquetry flooring.

Glen, who is our Hard Surface Cleaning Specialist, was also called to the property, where he managed to remove one hundred percent of the wood grain staining from the limestone tiles.
